Location

In the south of Finistère, Bénodet is an elegant seaside resort on the Breton riviera, at the mouth of the River Odet. The village combines a celebrated coastline with a hinterland that remains largely undiscovered. Close to the boat jetties and the beaches of the Mer Blanche, the Petit Moulin cove is a world apart, wilder and more secluded. The property stands at the end of a sunken lane, on the edge of the seagrass beds. Quimper station, 20 minutes away, serves Paris in approximately 4 hours.

Description

The property is partially bounded by old stone walls and comprises three distinct structures. Facing the cove, a stone longère, an 18th- or 19th-century agricultural outbuilding, calls for full renovation. Abutting it at right angles by its south gable wall, a two-level farmhouse dates from the early 20th century and extends at its gable end into a contemporary addition. Interior works are under way but remain to be completed. A large agricultural storage building, erected at the end of the last century, closes the north-east corner of the site.

The house

Altered several times over the decades, the building is constructed in local rubble stone. The facades are largely rendered, with refurbishment under way. The gabled slate roof is pierced by three gabled dormers to the south and one to the north. The contemporary addition is clad in horizontal red cedar weatherboarding, with a long single-pitch zinc roof. Inside, the initial renovation works have used bio-sourced materials throughout: gypsum and cellulose panels, lime, hemp, cotton and linen. The room layout and technical networks are in place.


The base level
Covering approximately 50 m² and semi-basement to the south, this level is served by two doors, one to the north and one to the west. A hallway distributes three rooms, a shower room, a lavatory and a stairwell.
The first floor
Covering approximately 80 m², this level is reached via the staircase from below. Fittings remain to be completed. The current layout centres on a single triple-aspect living room in the original main structure. Generously lit to the south by sliding doors onto the garden, the space also includes a kitchen. Beyond lies a back kitchen opening onto a terrace, and a second staircase leading down to the cellar and the mechanical room. A bedroom with wardrobe, a lavatory and a bathroom occupy the full-height volume of the addition. The living room has been designed to be accessible from the south via a short flight of steps.
The second floor
Covering approximately 40 m², this level also remains to be completed, with three partitioned spaces and a water point with lavatory. The stairwell opening is visible in the ceiling. To the north of the main room, a space has been reserved for a future staircase.

The longère

The building comprises two adjoining spaces with a combined floor area of approximately 100 m². It retains the character of its former agricultural use. A small opening is surmounted by a carved lintel. The whole requires full renovation.

The agricultural storage building

Extending to approximately 280 m², it has a ceiling height to the beams of over 3 m, with the ridge reaching close to 7.5 m. The building is in working order.

The garden

In a largely untamed natural setting, the garden has been left to develop freely for some ten years. Lined with hedgerows and fruit trees, it also contains a well.

Our opinion

A coastal property facing one of Finistère's most emblematic landscapes. The old farmhouse has already begun its transformation, which future owners may continue according to their own vision. Enlarged openings and redefined spaces favour light and views over the Petit Moulin cove. From the living rooms, the eye reaches across the tree cover and the calm waters beyond. The longère and the agricultural storage building hold out the promise of complementary uses: workshops, reception spaces or a self-contained dwelling.
