of more than one hectare, in Normandy’s Eure department, less than 2 hours from Paris
Location
Nestled within a verdant environment, made up of meadows, hedgerows and woodlands, where the vestiges of an ancient rural lifestyle are still very much visible, the property, set back from the main roads, but without being isolated, given its proximity to several villages boasting plenty of shopping as well as the region’s many historical towns, enjoys a seamless balance between a peaceful setting and easy access.
As for the surrounding countryside and the breadth of its architectural heritage, they enchant one and all thanks to their tranquil ambiance and dolce vita, less than two hours from Paris, whereas, the closest shops and services for daily life are just a few minutes away in the neighbouring villages of Brionne and Bernay. The latter, known for its historic downtown area and green market, is approximately 15 kilometres away, while its train station provides regular rail service to Paris’s Saint-Lazare train station.
Description
As for the ground-floor, timber-framed exteriors, they have been constructed over brick and flint rubble stone foundations and are cadenced by many windows and doors, while the guesthouse repeats the same layout, but with two levels instead of three. With five bedrooms in the main dwelling, two more in the guesthouse and plenty of additional areas used for circulation and relaxation, this is an ideal property for a family.
The Main Dwelling
The ground floor
Thanks to its overhanging roof, the ground floor is completely surrounded by a covered porch supported by solid wooden posts and paved with original square terracotta tiles, while its many windows and doors provide abundant sunlight. As for its glazed single or double doors, they can be found in each room, whereas the front double doors open on to a foyer that provides access to the base of the impressive straight wooden staircase, as well as two rooms, the scullery, a small corridor and, lastly, the dining room and an open kitchen.
On the other side of the dwelling, the immense living room is bathed in light from three sides, while the fireplaces in the living areas are all tall and wide with ashlar stone jambs and wooden lintels.
The first floor
Partially located under the eaves, this level features straight-plank parquet floors throughout as well as white walls contrasting with its visible trusses, while a very wide hallway provides access to five bedrooms and the base of a spiral staircase, which ascends to the attic. As for the main bedroom, heated with a brick fireplace, it comes with its own bathroom, whereas out of the four other bedrooms, two share a separate shower room and lavatory.
The attic
Completely under the eaves, this level is made up of one large space, illuminated by dormers and topped with visible trusses.
The Guesthouse
Constructed using the same architectural codes as the main dwelling: timber-framed walls over a brick and flint rubble stone foundation and topped with a slate gable roof cadenced by hipped dormers, the ground floor, featuring square terracotta floor tiles, includes a large living room with wide windows, while a straight staircase ascends to the upstairs floor, under the eaves, with two bedrooms, a bathroom and lavatory.
The Garage
Set back from the dwellings and rectangular in shape, it is accessible via three double doors, while its slate gable roof is punctuated with a hipped dormer window.
The Garden
Completely enclosed by bushy hedges, it features swaths of lawn scattered with lofty trees, planted in clusters or individually, some of which are quite tall or boast impressive canopies, while one of them provides welcome shade between the two dwellings.
Our opinion
Within this Norman countryside shaped by hedgerows and large rural properties, sunken roads, centenary hedges and meadows scattered with copses create a setting in which nature reigns supreme, whereas, located near historic towns and roads providing easy access to Paris, the property combines the peace and quiet of a bucolic setting with considerable accessibility.
As such, this estate enjoys a prime address set within a charming landscape, where time seems to pass at a gentler pace, while its character and size recall other stately family properties, meant to be passed down from one generation to the next and providing the perfect environment for gatherings, reunions and shared memories.
