Town or country? There's no need to choose here. The former outbuilding of the Château de Rouville, on the edge of a forest, in the heart of a charming town with medieval origins, combines the two. Just step out onto the porch and you'll find a peaceful atmosphere in the garden planted with trees and flowerbeds around a long lawn. The main façade features a succession of large windows that hint at bright, airy rooms behind them. Inside, old tiles and parquet flooring, wood panelling and fireplaces complete the image of a house that has preserved the traces of its history without forgetting contemporary comforts. Far from the capital, yet close enough, this city and country town manages to combine everything so naturally that it is sure to appeal to visitors.
My wife is English and I'm French. We met just before the COVID crisis and lived through the lockdowns in London. The feeling of suffocation we had then made us crave more space and nature. Passionate about old buildings and châteaux, we started looking for a place to live as soon as we returned to France. And it is here, in this unique place which is set between two worlds, close to Paris but in the middle of beautiful countryside, that we have made our home.
The entrance to this romantic 18th-century manor is protected by a heavy wooden double door, after a wide round-arched porch. On the courtyard side, a raised terrace made of cut stone blocks is accessed from a double stone staircase. The front door has a semi-circular glazed spandrel, framed by carved stone pilasters. The building forms a right angle opposite the porch. The building, with its slate roof, is made up of three levels over a vaulted cellar, with a total floor surface area of around 220 m². Inside, there are still beautiful fireplaces, original herringbone parquet flooring, geometric tiling and original 19th-century paintings on the walls.
The house was an outbuilding of the Château de Rouville, and was built by the owner who, it is said, sometimes went to spend time alone in a more private place. The Château de Rouville was built in 1492 by Hector de Boissy, Grand Panetier to King Charles VIII of France, on the ruins of an 11th-century fortress. Around 1580, the building became the property of the Italian de Fera-Rouville family, before being bought by the d'Aboville family in 1846, the year in which it was restored by the architects Châtelain and Lavenant. In 1863, on the initiative of Ernest and Alphonse Gabriel d'Aboville, the château was renovated by the architect Magne in a neo-Renaissance style.
The property is located 70 kilometres south of Paris, right in the centre of a small town in the heart of the Gâtinais Regional Nature Park. The station and local shops are within walking distance. The spirit of the 18th century reigns here, with an atmosphere influenced by the romanticism of the 19th century. The building's aesthetic and architectural codes, its flowerbeds, climbing plants and two-hectare garden planted with trees and flowers, with its swimming pool, make it an undisputed holiday destination for lovers of nature, aesthetics and history.
Enjoy a pleasant stroll along the Essonne, through the woods to the "Auberge Canard". After a break for lunch, continue your escapade with a hike in the heart of the Buthiers forest, just behind the restaurant. The Fontainebleau rocks are a must for rock-climbers, and the Elephant Rock deserves a special mention. For second-hand goods lovers, the "Recyclerie du Gâtinais", a 15-minute drive away, is a must for all kinds of treasures. The spa at Château d'Augerville offers a Scandinavian spa-inspired experience. "Le Jacques Cœur", a restaurant on the château's terrace, has a dazzling view of the golf course and you can finish with a visit to the "Les Douceurs d'Augerville" chocolate factory.

The property consists of a large house and a gîte. The ground floor features a large open-plan kitchen with its original fireplace, central island and table for ten. This opens onto a lounge with a library. There are seven bedrooms on the first floor, including one single and six double rooms, two of which have a single child's bed and one of which has an en suite bathroom. The other bedrooms share a bathroom. The gîte in the grounds has a living room opening onto a kitchen, two double bedrooms and a bathroom. The house and the gîte can be rented together or separately.
