In the collective imagination, Tuscany conjures up images of rolling hills dotted with cypress trees. But here, between the Thyrrhenian Sea and the Apuan Alps, it shows a completely different face, less well known but still full of attractions. On the heights of Pietrasanta, from which it takes its name, the house combines all the charms of the region. Its red roofs discreetly announce its presence in the midst of the olive grove that protects it from the hustle and bustle of the world. It has retained a certain simplicity from its farming past, but the improvements it has undergone since then have transformed it into one of the most pleasant Mediterranean villas to live in. Looking out over the sea from your terrace, smelling the mountain scents, imagining yourself walking the surrounding paths, how could you not be convinced that you had to be here and nowhere else?
I moved to Italy in 2022 because I found the house and the environment I was looking for: space, a plot of land with 400 olive trees, a location by the sea, unobstructed views with no neighbours and a breathtaking 180-degree view of the Mediterranean, between Livorno on one side and Monaco on the other.
It is a large, sober Tuscan building, typical of the region and built in the 1950s. At the time, the area was mainly farmland by the sea, hence the scarcity of exceptional buildings. It resembles many others here, even if it is more imposing, as it was once home to families who farmed both vineyards and olive groves. The main house, with a floor surface area of 280 m², spans two stories and is set in terraced grounds.
It is a former farm built after the Second World War. It covers 4.5 hectares, a large part of which is planted with 400 olive trees. Their cultivation follows the relief, using a system of terraces to adapt to the slopes. The development of olive groves and vineyards in the region was spurred on by Mussolini in the 1940s. He wanted to develop this coastline, which until then had been used mainly for market gardening.
I offer my guests a place of great tranquillity. The local population prefers to live by the sea, so the hill is sparsely populated. The first neighbour is 500 metres away. The panoramic sea views are spectacular. It's a place that will appeal to those seeking tranquillity, well-being, contemplation and the Tuscan sun. Here, the Mediterranean climate is comparable to that of the Côte d'Azur, with very mild temperatures, even in mid-season.
Pietrasanta, where there are around 15 art galleries and numerous marble carvers' and sculptors' workshops. The marble quarries of Carrara, ten kilometres away, are open to visitors and allow them to discover how marble is extracted from galleries which are 40 metres high. For hiking enthusiasts, the Apuan Alps can be reached directly from the house via a network of footpaths. An 18-hole golf course is just a few minutes from the house. In Forte dei Marmi, the "Gilda" fish restaurant on the beach means you can eat with your feet in the sand. "La Cantina", a ten-minute walk away, on the banks of a river under banana trees, for its wood-fired pizzas.

The house comprises a 50 m² living room/kitchen on one level with the swimming pool. On this level there are three bedrooms with en suite bathrooms, two of which have sea views, and a lounge with a sofa bed. The lower level has three bedrooms, two of which are only accessible from the outside. Each bedroom has a bathroom next to it. A pool house, several terraces and a car park complete the complex.
