in the Haute-Savoie area, 4.5 km from Morzine and 65 km from Geneva
Morzine, HAUTE-SAVOIE rhones-alps 74110 FR

Location

This chalet is located in the centre of the Manche Valley, which is a protected natural site, only 4.5 kilometres from Morzine. Opposite the property, the Pointe de Nyon and Pointe d’Angolon peaks as well as the Terres Maudites summits herald the Dents Blanches mountain range. The Col de Cuidée, Col du Fornet and Col de Cou passes lead to nearby Switzerland. High-speed TGV trains can be taken from the station in Bellegarde-sur-Valserine around 1 hour 40 minutes away, while the stations in Cluses and Thonon-les-Bains are respectively within 33 and 37 kilometres’ reach. The ski resort of Gets-Morzine is very close by, while the one at Avoriaz is 18 kilometres to the north.

Description

The chalet, which was built in 1788, still boasts the construction codes typical of that era, characterised by a base made of Dranse stone beneath an upper section with weathered wood facades, topped by a gabled roof. Its southeast facade is underlined by a long balcony on the upper level, boasting remarkable views. The three-storey chalet possesses a surface of approximately 283 m², while its grounds stretch over almost 1 hectare, mainly to the north. Its lofty position offers lovely views of the woods of fir trees, especially in spring, while in winter it transforms into a veritable playground in the snow.

The chalet

The garden-level floor
Once through the main entrance, it includes a vast living room, with wood stripped flooring, divided into open-plan spaces. On one side, the kitchen area is situated in a veritable wooden hut surrounded by a bar and with openings looking onto the dining and lounge areas, which both face south towards the balcony. Behind a tall set of bookshelves, there is another, cosier lounge heated by a wood-burning stove. The exposed roof frame is made up of its original elements.
The second level
This level can be reached via the staircase inside or from the outside. A hallway leads to a corridor paved with stone slabs that in turn leads to six bedrooms. Each of them has an en suite bathroom or shower room with a lavatory, all of which have been restored. A utility room can also be found next to a separate lavatory. An indoor staircase leads to a ski room with boot heaters on the bottom level of the house. A cellar which houses three water heaters and an electric boiler as well as a sink can be reached from the outside.

The land

The sloped plot spreads out mainly to the north of the chalet and includes several fruit trees and fir trees. A sledge-pulling system has been installed to turn it into a fabulous playground when it is covered in snow. In the summer, it resembles vast pastureland bordered by conifers, behind which there is a waterfall.

Our opinion

This 18th-century chalet in the alpine pastures opposite the mountains in the Manche Valley has been aptly restored. The property stands in an intact natural environment and boasts welcoming volumes in which period features, such as Dranse stone, weathered wood and exposed roof frames converse with seamlessly incorporated elements of modern comfort. The careful and patient restoration conducted by the current occupants was accomplished with respect for the place’s original spirit. Thanks to the vast living rooms and six bedrooms with en suite facilities, the chalet could be a family residence or a tried-and-tested holiday let, offering a guaranteed source of income. With mountain views and closeness to Morzine, this chalet combines chosen seclusion with easy access to alpine life.
